Buyers, Why You Need Your Own Agent!


Many buyers today, because of the Internet, think that they can do everything themselves and discount the help and expertise of a Buyers agent. SOme of the common fallacies that many Buyers have are;

 

1. Fallacy: I can do just as good of a search on line for my new home as a buyers agent.

Fact: The portals that allow you to search for properties on line are very limited. A buyers agent has access to the full Multiple Listing Service and the filters it contains are far more accurate and selective. A Buyers agent can enter into the MLS the exact parameters you are looking for down to one square area in the Thomas Brothers Map book. The smallest zone you can search on your own is a whole zip code.

Hiring a buyers agent to work exclusively for you can save you time, money and the headache of running around to find your new home. As well as having a trusted professional to negotiate your transaction on the best terms for you.

 

2. Fallacy: I can get a better deal dealing directly with the Listing agent.

Fact: the listing agent has negotiated a contract with the seller for a certain set commission rate. By going to the listing agent directly you enrich the listing agent as that agent and their broker now get double the commission. Many times this commission will not be negotiated down, so that you can get a better deal. In fact, having your own agent guarantees you a better chance of obtaining concessions from the seller, as your own agent knows how to negotiate and is only interested in your welfare and obtaining the best sales terms for you.

 

3. Fallacy: The Listing agent represents my interests as much as the sellers interests.

Fact: In a perfect world this would be true, but there have been many problems with listing agents doing dual agency, representing both the buyer and the seller. In Fact the state of Washington just outlawed this practice. It is very difficult to represent both your seller and the buyer.  You know too much about both set of clients and you have a vested interest in getting the deal to close.  If there is a material fact you know about the property that the buyer may not like, you may have a tendency not to disclose it to them. That is why obtaining your own agent to represent only you is in your best interest.
